Why Noida has no conventional property tax

In most Indian cities, a municipal corporation assesses each building and sends an annual property tax or house tax bill. Noida is different. It was created as an industrial township and is administered by the Noida Authority, a statutory body of the Uttar Pradesh government, rather than an elected municipal body. The Authority owns the land and allots it on long leases, commonly 90 years, and funds the city mainly from land allotment, lease rent, interest from builders, water charges and property transfer charges.

The Authority’s official portal is noidaauthorityonline.in. The layout changes from time to time, but the process generally works like this:

  1. Open the official portal. Type the address yourself instead of clicking links from messages or ads.
  2. Go to the online services or payment section and choose the department that handles your property, such as Residential, Group Housing, Commercial, Industrial or Institutional.
  3. Enter the identifying details from your allotment papers, such as sector, plot or property number and allotment or registration reference.
  4. Check the owner’s name and the dues shown, including any interest on overdue amounts.
  5. Pay using net banking, card or UPI through the payment gateway on the portal.
  6. Download and save the receipt. Keep it with your lease deed, as you will need it for a no-dues certificate later.
